Pag-ibig Loan Amount Contribution

The maximum housing loan amount that Pag-IBIG can grant to a member is Php3,000,000 while the smallest amount is only Php100,000.

Factors that affect the loan amount you will be entitled to:
1. The amount of your contribution
2. Your Net Disposable Income

If you want to avail of a bigger loan amount, you need to increase your contribution and show that your Net Disposable Income is also big enough to cover the monthly amortizations.

Your Net Disposable Income

“A member’s loan entitlement shall be limited to an amount for which the monthly repayment on principal and interest shall not exceed 40% of the member’s net disposable income” – Pag-ibig Primer on Housing Loans

This means that the monthly amortization should not be more than 40% of your net disposable income.

Example:
Net Disposable Income: Php60,000
40% of Php60,000 = Php24,000
(the monthly amortization should not be more than Php24,000)

Pag-ibig Requirements for Housing Loan

Documentary Requirements

1. Housing Loan Application with recent ID photos of borrower
2. Membership Status Verification Slip
3. Proof of Income
For Locally Employed, any of the following:
– Notarized Certificate of Employment and Compensation (Pag-IBIG format)
– Notarized Certificate of Employment and Compensation (Employer’s format) and latest one (1) month payslip
– Income Tax Return/Certificate of Tax Withheld (BIR Form No. 2316) and latest one (1) month payslip
For Self-Employed/Other Sources of Income
– ITR, Audited Financial Statements and Official Receipt of tax payment from bank supported with DTI Registration and Mayor’s Permit/Business Permit
– Commission Vouchers reflecting the issuer’s name and contact details (for the last 12 months)
– Bank Statements or passbook for the last 12 months (in case income is sourced from foreign remittances, pensions, etc.)
– Copy of Lease Contract and Tax Declaration (if income is derived from rental payments)
– Certified True Copy of Transport Franchise issued by appropriate government agency (LGU for tricycles, LTFRB for other Public Utility Vehicle or PUVs)
– Certificate of Engagement issued by owner of business
– Other document that would validate source of income
For Overseas Filipino Workers (OFWs), any of the following:
– Employment Contract (with English translation if in foreign language)
– Original Employer’s Certificate of Income (with English translation if in foreign language). If document submitted is photocopy, it shall be duly validated and certified/initialed by HDMF Information Officer assigned in the country where the member works
– Other Proofs of Income, whether original or photocopy, shall be duly validated and certified/initialed by HDMF Information Officer assigned in the country where the member works

4. Photocopy (back-to-back) of one (1) valid ID of Principal Borrower and Spouse, Co-Borrower and Spouse, and Attorney-In-Fact, if applicable. The same ID must be presented during the conduct of borrower’s validation.
5. Authorization to Conduct/Credit Background Investigation
6. For OFW members, Special Power of Attorney notarized prior to date of departure or duly certified and authenticated by the Philippine Embassy or Consulate in the country where the member is staying, if abroad
7. Insurance Coverage
– Health Statement Form (Medical Questionnaire)
OFW members over 60 years old
Loans over P2.0 M to P3.0 M and for borrowers aged up to 60 years old
– Health Statement Form (Medical Questionnaire) and Full Medical Examination
Borrowers over 60 years old

Villa de Mercedes is a high-end resort subdivision in Catigan, Toril, Davao City. It is one of Uraya Land’s real estate developments in the city offering a place for recreation and relaxation anytime of the year. How to get there
Please know that Villa de Mercedes is an exclusive resort subdivision. Only members or lot owners (clients who have purchased a lot in the subdivision) have access to it’s amenities. However, you may be able to use the pool and enjoy the resort’s facilities.

After making a reservation, you can ride a taxi or take a Toril PUJ to get there. If taking a jeepney, stop at Toril proper (chowking Toril) and take a tricycle to the resort. Taxis are also highly recommended but be sure to hire one that can pick you up from the resort since it is hard to get a taxi there at night. It is around an hour from downtown Davao.

Villa de Mercedes Entrance Fee

Swimming pool entrance fee is only PHP150.00 on weekdays and PHP200.00 on weekends. Cottage is free. Please wear proper swimwear.
