Requirements for Alsons Properties

CHECKLIST OF REQUIREMENTS

1. Reservation Fee, Downpayment or Lot Amortizations can be paid through the following options:

a.Cash / Check – directly paid to our Cashier
b.Direct deposit to our Bank Accounts

Proof of remittance/deposit should be faxed or emailed to Alsons Properties.

Check payments should be in the name of ALDEVINCO or Alsons Development & Investment Corporation.

2. What are the documents I have to accomplish and sign to close the purchase transaction?

a.Callslip
b.Contract Details Form
c.Reservation Agreement Form
d.Approved Payment Scheme
e.Checklist for the closing of sale

Preparation of the Contract to Sell or Deed of Absolute will be done upon compliance of the items (b), (c), and (d).

3. What are the documents I have to submit in order to prepare the necessary Contract To Sell or Deed of Absolute Sale?

A. FILIPINO BUYER
Duly Accomplished Contract Details Form (CDF)
Signed Reservation Agreement Form (RAF)
Photocopy of TIN Verification Slip from BIR
Photocopy of any valid government issued ID (SSS, GSIS, Driver’s License, PRC, passport, etc.) with specimen signature
If married, photocopy of the spouse’s government issued ID with specimen signature
If represented by an Attorney-in-Fact:
ŸOriginal Copy of the Notarized Special Power of Attorney (SPA)
ŸPhotocopy of any valid government ID of the SPA with specimen signature

B. FILIPINO BALIKBAYAN BUYER (Filipino who changed citizenship)
Duly Accomplished Contract Details Form (CDF)
Signed Reservation Agreement Form (RAF)
Photocopy of TIN Verification Slip from BIR
Photocopy of any valid government issued ID (SSS, GSIS, Driver’s License, PRC, passport, etc.) with specimen signature
If married, photocopy of the spouse’s government issued ID with specimen signature
Notarized Sworn Statement (stating Filipino family roots and intention to reside in the Philippines (BP 185))
If represented by an Attorney-in-Fact:
Ÿ Original Copy of the Notarized Special Power of Attorney (SPA)
Ÿ Photocopy of any valid government ID of the SPA with specimen signature

C. FILIPINO MARRIED TO A FOREIGNER
Duly Accomplished Contract Details Form (CDF)
Signed Reservation Agreement Form (RAF)
Photocopy of TIN Verification Slip from BIR
Photocopy of any valid government issued ID (SSS, GSIS, Driver’s License, PRC, passport, etc.) with specimen signature
Photocopy of the Foreign spouse’s government issued ID (passport or driver’s license) with specimen signature
Notarized Waiver to be executed by the foreign spouse (stating that the money used for the purchase of the property comes from the Filipino buyer and not from the Foreign spouse)
If represented by an Attoryney-in-Fact:
Original Copy of the Notarized Special Power of Attorney
Ÿ Photocopy of any valid government ID of the SPA

D. BUYER IS A CORPORATION
To be complied by the Authorized Representative or Signatory
Duly Accomplished Contract Details Form (CDF)
Signed Reservation Agreement Form (RAF)
Photocopy of any valid government issued ID (SSS, GSIS, Driver’s License, PRC, passport, etc.) with specimen signature

To be complied by the Corporation
SEC Registration
Articles of Incorporation and By-Laws
Notarized Board Resolution (approving the purchase and its authorized signatory to perform particular tasks must be indicated)
Photocopy of the TIN Verification Slip of the corporation
Corporate Residence Certificate (current year)

4. The additional expenses to be shouldered by the BUYER when purchasing a property:
a.Processing Fee for the transfer of the Title
b.Membership Fee (one-time payment fee) for Homeowners Association
c.Monthly Association Dues

Notes :
1. Transfer of Title will only be processed upon full payment of Contract Price, Processing Fees and submission of documentary requirement (Deed of Absolute Sale, IDs, TIN Verifcation Slip, etc.)
2. Processing fees becomes due 30-days after full payment of Contract Price.

5. How much will be my association dues and when do I start paying them?

a. Association dues may vary depending on project:
Northtown – P4.00 per sq.m./month
Northcrest – P 2.00 per sq.m./month
Fernwood – P 4.00 per sq.m./month
Eden Ridge – P 4.00 per sq.m./month
Wood Lane – P 8.00 per sq.m./month

b.Association dues maybe made upon execution of the Contract to Sell.

c.The Homeowners Association may change the rate of the association dues.

d.A Trust Fund may be set-up for the association.

6. A Deed of Assignment is required for all lot transfers under installment. The following are the fees related to the transfer:

A. Transfer Fee according to the project as follows:

Northtown/Northcrest / Wood Lane – P 10,000.00 per lot
Las Terrazas / Fernwood / Eden Ridge – P 20,000.00 per lot

Notes:

1. The transfer fee is waived for transaction between the following:
a)Parents to Children or vice versa;
b)Siblings;
c)Parents in law / brother or sister-in-law / son or daughter in law;
d)Family Corporation

2.No Transfer will be entertained for FULLY PAID LOT ACCOUNT or with remaining 6-months amortization.

B.Documentation Charges of P 800.00 per lot.
